Buying Land And Building A Custom Home
Buying land and building your "custom dream home," is not as complicated as you think. It all starts with doing your homework on the piece of land that you like. Doing as much due diligence up front prior to going under contract is most beneficial. Crucial first steps: get a survey from seller, if there is not one then make sure contract is contingent on a good clear survey and that you at least have a clear indication of the boundaries of the lot/land. If connected to city or county sewer/water determine if connection fees are being paid by seller or buyer. Or if they have already been paid. If on septic and well, request a copy of the septic permit. First determine how many bedrooms the land is perked for. Yes bedrooms is how septic tanks are measured for the size of the house, not bathrooms. Second crucial step, is make sure the location of the drain field is marked on the permit. Sometimes these areas can be placed in a spot that might not be conducive. IE: Directly behind the home, where a future addition,pool,patio may go.. There are alternative options as to where this field may be relocated, should it be in a less desirable location. Once these detailed items are ironed out you can successfully go under contract. However to further protect yourself make sure the agent representing you, has enough contingencies in the contract should any thing come up during your due diligence period.
Obviously to have a successful, stress free build; it is imperative that you have a strong knowledgeable real estate agent representing you. An agent who knows the in's and out's of land purchases and who has been involved in custom home building is key. Obviously this goes for a home builder too. Lean on your agent for as many recommendations he or she can give. Do your own home work too.
