Updates For Selling Your Home Most Bang For The Buck

There are many simple updates for home sellers that are inexpensive.

When assisting buyers in a home purchase the most common theme I hear is:   The home is just too dated, We don't really want to have to take on any projects, Here are some inexpensive remedies that will get you more money and saleability ! Most buyers want to just move in with minimal work.  I am surprised at how many do not have vision.  When I have a seller who says they will sell for less instead of making some simple updates, they do not understand that perhaps time or money precludes the buyer from doing it themselves

First impressions, curb appeal.  This is the chance you get to make a first impression. so many times when I show property, if the front of the home is in disrepair, the client has said they did not want to bother going inside.  If your curb appeal does not look good, buyers have commented that if a seller does not keep up the outside, what have they not done inside.  Trim the bushes, paint the front door, repair and bare spots in lawn and cut grass.  Bright new mailbox numbers and doorknobs.  Paint the front door, it  will make a world of difference. 

Painting  is one of the least expensive ways to get the highest price for your home.  The latest trend is to paint your home all one neutral color so that it flows and makes the space look open and larger.  If you use a soft neutral beige or gray you can decorate around the paint with almost any color.  Buyers can easily picture their furniture and belongings in your home.  Make sure your trim is up to snuff.  Clean, crisp, bright trim will greatly enhance the feel of each room.

Lighting  Update light fixtures with bronze, brushed nickel or stainless especially in the baths, kitchen and hallways.  Buyers will love the light!  Removing fluorescent lighting and replacing with recessed lighting.  If you have a home that is dark or a heavily treed lot this can really make a difference.

Flooring  If you have hardwood flooring under your carpeting, rip up the carpet!  If they are in great shape, go with it. If not hire a professional to sand and refinish. If you do not have hardwood flooring, replace old carpet with new, but more importantly, purchase high quality padding, even lower priced carpet will feel and look better.

You do not have to do all of these. I recommend painting as the number one bang for the buck!
